Modular Vs. Custom Homes

Modular Homes & Custom Homes

As owner of J & J Custom Builders, I have spent 8 years in the manufactured and modular home industry. With experience managing a sales center, I am aptly versed in every detail of factory built housing. From this experience, I realized that a customer often pays more for a modular home than they would pay to have a custom home built. As a result, J & J Custom Builders was created in order to give these customers more options, better quality, and increased customization for their new home.

Frankly, there are times when we cannot custom build a home for the same price as you can buy a modular. More than likely though, if you are looking at buying a modular home we will be able to custom build that same home for the same price or even less. Without price as the deciding factor, there are at least three elements that custom home building offers that cannot be matched with a modular home.

Custom Homes: More Options
With a custom built home from J&J Custom Builders, your options are not limited by our inventory. If you don't like a light fixture, simply choose a different one from Lowes, Home Depot, or anywhere else you find a fixture you like. You are not stuck with just five vinyl flooring choices or only four colors of vinyl siding. If there is another color or style of any item for your home that you want, we can get it for you.

Want a metal roof? No problem. Rather have casement windows? We can deliver. Wondering if you can get walnut or hickory cabinets? Sure you can. How about a hip roof or a claw foot bathtub? Of course.

You get the idea. If there is something you desire in your home that you do not see on our specifications or options sheets, just let us know. We will get you a price on that item so that you can have your home exactly the way you want it.

Your home is a big investment. Let us help you get all the right options in there the first time.

Custom Homes: Better Quality
It goes without saying that the quality of most custom-built homes surpasses that of modular homes. While factory built homes have come a long way in the past few decades, most still lack the intricate details and craftsmanship that comes from years of carpentry experience. At J&J Custom Builders, we use quality materials, contemporary technology, and superior craftsmanship to ensure your house will be a home of excellence.

For example, we use mold resistant sheetrock in all your bathrooms. We also use a plumbing manifold system. It is just like the breaker box for your electricity. The water main comes into one box, where each port is labeled and a water line takes it directly to the fixture. There are no connections from the manifold to the fixture, so it is less likely it will ever leak. If you do need to shut water off to one fixture and cannot do it at the fixture itself, you can cut it at the manifold without the interrupting water supply to any other fixture in the home!

If you are going to invest this much in a home, let's make sure it has the right quality in it from the very beginning. Look under our Custom Homes Specifications to see more standard specifications that come with each custom home built by J&J Custom Builders.

Custom Homes: Increased Customization
When we used to sell modular homes, one of the biggest problems we ran into was the level of customization. While most factories will customize any home for you, they still have to bring it down the highway to your site. Because everything must fit on 14' to 16' wide carriers, homes can be no deeper than 28' or 32' without requiring an additional carrier.

Adding a carrier means increased costs for production line, freight, set up and trim out. All of that in addition to the cost of the extra square footage! For a custom built home, we only need to add in the additional square footage.

Here's the bottom line: We can customize your home any way you want it while also creating a cost-effective house. We don’t have carrier widths or marriage lines to worry about. We aren't boxed in by some of the restrictions of modular homes. Whether you've already found a floor plan you love, or want us to create one tailored to you, we can accommodate your wishes so that it is exactly the way you want it.

Give us a chance to offer you better quality and more options for the same price...or maybe even less.
